Many buildings, one property manager

A business park is a different job from a single office. One property manager may oversee five or six buildings, each with its own lobby, restrooms and mix of tenants, plus shared amenities, parking areas and the walkways between them. The manager needs every building to look the same on a Monday morning and wants to hear about problems from one source rather than several.

San Jose Janitorial Services builds one cleaning plan for the whole park. Common areas in every building follow a single standard, tenant suites run on whatever timetable each lease calls for, and one report goes back to the property team. For a single workplace, our office cleaning page covers desks, meeting rooms and kitchens in detail.

San Jose’s office and R&D parks

North San Jose’s North First Street corridor is lined with campus-style parks. Orchard Corporate Center on Orchard Parkway is a two-building office and R&D campus of about 101,000 square feet on just over five acres, completed in 2017. Nearby on Daggett Drive, office and R&D buildings from 1981 sit on a 24-acre site within walking distance of the Orchard light rail station.

Those parks are named only as examples of the local property type. Their low-rise buildings, shared parking and open grounds are typical of how much of San Jose’s workplace space was built, and they shape how a park is cleaned.

Shared lobbies and restrooms in every building

Each building’s entry, lobby, elevator, stairs, corridors and shared restrooms get the same task list and visit frequency, so a tenant walking from one building to the next never notices a drop in standard. Restrooms are cleaned and disinfected nightly and restocked from the park’s supplies, and lobby floors, glass and seating are brought to the same finish across the campus. Elevator cabs get their walls, rails and call buttons wiped, and stairwell handrails and landings are cleaned on that nightly round too.

Suites cleaned to each tenant’s lease

Some tenants want nightly cleaning, some three nights a week, and some run labs or secure rooms that open only by arrangement. Each suite gets its own timetable, access notes and task list under the park’s account, and suite cleaning can bill to the tenant or to the property. Labs and controlled rooms can follow our cleanroom and laboratory cleaning.

Amenities: the gym, the café and the event rooms

Shared amenities are part of what tenants pay for. Fitness rooms get equipment surfaces wiped and disinfected, mats and floors cleaned, and locker rooms and showers scrubbed. Cafés and tenant lounges get tables, counters and seating cleaned, and a shared conference center is reset after evening events so it is ready for the next morning’s booking.

Entries, mats and outdoor break areas

Exterior touchpoints are where a park makes its first impression. Crews clean the glass at each entrance along with door pulls and push plates, walk-off mats are vacuumed and kept in place to catch grit before it reaches the lobby, and smoking areas, patios and outdoor break tables are cleared of litter and wiped. Trash and recycling from every building go to the park’s enclosures.

Lobbies with stone or tile floors can join a periodic cycle of scrubbing, strip-and-refinish or marble and terrazzo polishing through commercial floor care.

Porters across buildings and one report

Through business hours, a porter can work a route through the park, checking restrooms, clearing spills, tidying lobbies and refreshing the café between buildings. Supervisors run quality inspections across the campus and send the property manager one summary for every building, with repair items they spot, such as a broken dispenser or a dripping fixture, flagged for the engineering team.

Pricing follows total square footage, building count, the share of suites under contract, amenity rooms, porter hours and floor cycles. Our crews are background-checked, and the property’s file gets a certificate of insurance before the first night.

A few useful answers

Common questions.

Can every building on our North San Jose campus share one contract?

Yes. Common areas across the campus follow one plan, and a single report covers the whole property.

Can individual tenants add suite cleaning?

Yes. Each suite gets its own timetable and task list, billed to the tenant or to the property.

Why not book office cleaning for each building separately?

Office cleaning centers on one workplace. Business park cleaning adds shared lobbies across buildings, amenities, exterior touchpoints and porter routes, all under one property-wide plan.

Can a daytime porter rotate through several buildings?

Yes. A porter follows a route through the park, covering restrooms, lobbies, spills and shared amenities.
