Kitchens with no dining room

A ghost kitchen cooks only for delivery apps and pickup orders. Several brands often share one building, each in its own small unit, and their orders flow to a common packing counter and a pickup shelf where couriers come and go all day. There is no dining room to keep presentable, but there is a great deal of floor, steel and foot traffic to keep clean.

San Jose Janitorial Services cleans the shared building around those kitchens and, when an operator adds them to the contract, the kitchen units themselves. The work is timed for the short gaps between the lunch push, the dinner peak and the late-night orders.

Delivery kitchens in San Jose

San Jose has delivery kitchen buildings designed for this model. A facility on Ruff Drive offers private kitchens from about 200 to 400 square feet up to custom spaces over 800, each with a commercial hood, gas, power and water lines, all sharing a driver pickup area. The large rental kitchen on Las Plumas Avenue also lists delivery-only restaurants among the businesses it books.

Those buildings are mentioned only to show what the local building type looks like. A dozen brands under one roof means a dozen sets of habits, and the shared areas take the wear from every one of them.

Turnover between shifts

Ghost kitchens rarely close. The best cleaning windows are mid-afternoon, after the lunch orders, and the hours after the last orders go out at night. We set the main clean overnight and keep short daytime passes for the spots that clog first: the packing counter, the trash corral and the floor at the pickup door.

Each unit’s operator decides what our crew touches inside their kitchen. Common walls, floors, drains and hood exteriors can be on the contract while the cook line stays with the brand’s closing cooks, or the whole unit can be cleaned by us.

Packing counters and pickup areas

The packing station is where bags, lids, sauce cups and labels pile up, and it is handled nonstop. Counters, shelves and the tops of label printers are wiped and sanitized, the shelving under the counter is cleared of spilled sauce and packaging scraps, and the floor around it is swept and mopped so nothing tracks back into the kitchens.

Driver pickup shelves and the lobby where couriers wait are often the building’s only public face. Glass, shelf faces, door handles, order screens and the floor at the entry are cleaned so drivers find a tidy handoff point, and trash and recycling are carried out to the enclosure.

Cold storage, floors, drains and hoods

Shared walk-ins and reach-ins get their floors cleaned, gaskets and handles wiped and spills cleared, with every brand’s labeled product left in place. Kitchen floors are degreased and machine scrubbed, especially in the aisles between units where grease travels on shoes, and floor drains and sinks are flushed and cleaned to keep smells out of the pickup area.

Hood filters are swapped for a clean set or degreased on site, and hood exteriors are wiped down. Exhaust ducts and fans stay with the building’s hood service. Machine scrubbing beyond the nightly routine can be scheduled through commercial floor care.

One contact for a building full of brands

Managers of multi-brand sites want one timetable and one point of contact rather than a different cleaner for each tenant. We keep a single checklist for the shared areas, note any unit that is left in poor shape and pass that on to the site manager. Supervisors inspect the packing area, pickup lobby and back corridors as part of their quality inspections.

Daytime coverage for the pickup lobby and restrooms can come from our day porter service. Operators who also run a commissary can compare this page with commercial shared kitchen cleaning, which centers on tenant bookings and station handoffs.

What affects the cost

Cost follows the number of kitchen units under contract, the size of the shared packing and pickup areas, how many walk-ins there are, how often floors and drains are machine scrubbed, the hood filter rotation and any daytime passes. Every cleaner is background-checked, and each site receives a certificate of insurance that also shows our workers’ compensation coverage.

A few useful answers

Common questions.

When do you clean a kitchen that runs all day?

Overnight, after the last orders, with short afternoon passes for the packing counter, trash area and pickup door.

Can individual brand kitchens be added?

Yes. Any unit can join the contract, from walls and floors only to the full cook line.

Is the driver pickup lobby cleaned too?

Yes. Pickup shelves, glass, door handles, order screens and the lobby floor are cleaned on every visit.

Is a ghost kitchen cleaned like a commissary?

The two overlap, but a ghost kitchen centers on packing, pickup and nonstop delivery traffic, while a commissary centers on hourly tenant bookings and handoffs at a common prep line.
